DETAILED COLLECTIONS & BOOKKEEPING
Includes the collection of regularly scheduled rent, the enforcement of late penalties and other fees, and the payment of any bills and repairs. Using specialty accounting software, every income and expense is throughly tracked and recorded, with full Profit & Loss Statements and Balance Net Sheets dispersed each month. Our goal is to simplify the lives of our clients by promptly taking care of their essential accounting needs, while still providing 100% confidence, trust, and predictability with our scheduled, detailed reports.

TENANT PLACEMENT & LEASING
Includes professional marketing which maximizes each properties exposure to the marketplace. Also encompasses complete tenant screening, employment verification, and lease negotiations. This maximum exposure combined with our streamlined leasing procedures minimizes both our client's vacancies and turnover expenses.

TENANT SCREENING & APPLICATION REVIEWS
Includes obtaining credit ratings, SSN verifications, eviction history, lease violations, previous landlord information, criminal background check, and employment/income verification. This information is combined with a comprehensive review of W-2's, paycheck stubs, profit and loss statements, and other applicable financial information. Our experience in reviewing applications and financial documents allows us to provide our client's with an in-depth and well-rounded view of each applicant, which in turn minimizes their risk.

PORTFOLIO ACQUISITIONS, DEPOSITIONS, & CONSULTATIONS
Includes full brokerage services for the buying, selling, expanding, or downsizing of any size investment portfolio. Constantly monitoring the performance of our client's investments allows us to provide valuable insight into strategies that minimize or eliminate any non-performing assets, while maximizing and acquiring additional assets which accelerate the accomplishment of each portfolio's defined objectives.

RENTAL MARKETING SERVICES
Includes the enrollment of any size property into our streamlined marketing system. Each property is thoroughly analyzed to determine features and benefits that will increase the percentage of qualified leads captured. Includes the design of print media, negotiation of advertising, and optimization of each property into multiple top-ranking websites.

EVICTION ASSISTANCE
Includes problem tenant negotiations, previous lease/rental agreement review and consultation, and full representation in small claims court. Unfortunately, even the most savvy investors will run into an eviction problem. We offer our clients the ability to receive full judgments without ever stepping foot into a court room.
